Project details

Located between residential and office buildings on the prestigious Avenue Louise, the WorkOut project aims to revive a 1970s office building and to reintegrate it into the urban fabric of Brussels through various strategies and targeted interventions.

The integration involves the redefinition of the base of the building. Serving as a major circulation hub, it connects three entrances leading to three distinct functions: a new office entrance, a gym entrance, and a parking entrance. This base will be unified using a bronze-colored metallic material and treated with double-height spaces to enhance its presence. Interacting with the public space, the new entrance will now guide visitors to a new lounge area, connected to a mezzanine garden.

In addition to restructuring the base, extensive work on the facade will improve its energy performance without altering its characteristic style, typical of Avenue Louise's architecture. The repetitive modules and silex concrete material will be preserved, while interior insulation will be added. Existing window frames will be replaced with bronze-colored frames, and the height of the spandrels will be reduced to allow more natural light.

WorkOut will also enhance the building's longevity and quality of life by creating new outdoor spaces that offer relaxation areas for future users. Upper-level terraces and a first-floor garden will be made accessible through sleek architectural volumes and will be equipped with pergolas and intensive vegetation to create pleasant microclimates throughout the year.

The proposed architectural interventions, along with special techniques, optimized rainwater management, improved thermal insulation, and the integration of natural ventilation systems, will aim for BREEAM Excellent, WELL Gold, Wiredscore Gold, and AirRated Platinum certifications.
